In Colombia, a prefab home may be advertised as an assembly kit, concrete construction, design-led industrialised housing or a steel-frame system. These differences matter more than an unsupported best-company list. Here are ten offers with reviewed official pages and questions to ask before requesting a quote. We have not inspected construction sites or certified the performance advertised by each brand.
Method: official pages opened and reviewed on 18 October 2026. Product descriptions are supplier statements, not performance audited by CasasCápsula. Comparison questions are our editorial analysis. Companies have not been contacted and their photographs have not been reused.
Companies and the scope of their offer
| Company | Public offer | Question to ask |
|---|---|---|
| Fabrique | Describes bespoke concrete prefab and modular homes. | Ask about factory work, site construction and finish scope. |
| Woodpecker WPC | Offers house kits and identifies WPC walls. | Do not confuse WPC with solid timber or a kit with a finished home. |
| VIMOB | Presents an assembled industrialised housing system and corporate projects. | Request project configuration, transport and extension conditions. |
| Modular Colombia | Describes steel-frame homes and different finish levels. | Compare the same delivery level and request evidence for declared performance. |
| Flex Cube | Designs and develops factory-finished modules for homes, hotels and other uses, according to the company. | Which modules, connections and destination works are included? |
| Kasazul | States that it designs and locally manufactures modular homes using steel and concrete; not every range is a capsule. | Which building system and range does the quoted home belong to? |
| Casas Modulares SAS | Builder describing reinforced-concrete panels and separating shell-stage and finished handover. | Which completion stage and service area apply to your municipality? |
| Casas Prefabricadas JB | Presents itself as a producer and builder of prefabricated homes operating in Valle and southwestern Colombia. | What is produced before assembly, and who completes the services? |
| Casas Prefabricadas Santa Mónica | States that it designs, manufactures and installs reinforced-concrete prefabricated homes. | Which components, engineering, transport and assembly does the specific offer cover? |
| TTerra Homes | Presents itself as a designer and builder of modular and traditional homes; distinguishes foundation labour from foundation materials. | Which foundation materials remain to be priced following the technical visit? |
Update, 26 October 2026: six further businesses added using their official pages. The original four entries retain their earlier source date. The list includes manufacturers, designers and builders: inclusion does not establish independently audited manufacturing, certification or nationwide coverage. Each new name links to its primary source. No supplier photographs or commercial performance figures have been reused.
Concrete, WPC and steel frames are not interchangeable finishes
The word prefab does not identify the system. This selection includes concrete, a WPC kit and a steel-frame offer. Request a wall section and material schedule. Then distinguish structure, insulation, finishes and services: an attractive product name does not replace documentation or establish comparable comfort.
Shell stage and finished handover: compare the same endpoint
Where a website distinguishes finish levels, its entry price may not cover the home you imagine occupying. Create one column per offer and list remaining items: kitchen, bathrooms, joinery, services, transport, supports and assembly. Mark each included, excluded or unclear. This is more useful than multiplying a square-metre rate without checking the area definition and scope.
Buying a home and buying a glamping unit are different decisions
The same aesthetic can appear in a family home and guest accommodation, but the brief must be specific. State municipality, use, capacity and shared services. For several units, request a site layout and responsibilities for networks and circulation. This list does not establish that a plot allows the intended use; obtain local review before turning a product quote into an investment decision.
The brief I would send each candidate
- Country, municipality and actual project location; plot status and access.
- Use, area and unit count, using the same brief for all suppliers.
- Delivery scope: design, production, transport, assembly, services and finishes.
- Dated price, currency, taxes, exclusions and responsible parties.
- System documents and after-sales coverage for the proposed location.
Which option is cheapest?
This research cannot rank final costs. Comparable project-specific quotations are still needed. A structural package, kit and finished home cannot be compared by advertised amount alone. The useful next step is to request quotes with the same scope rather than turn incomplete commercial information into a price ranking.
