Who responds if a capsule is damaged before you can move in? That is a different question from the price of insuring a completed home. A purchase passes through several stages. Check what insurance documentation exists at each stage rather than assuming the same contract covers everything.
The actual policy matters more than its product name
Spain’s Insurance Contract Act requires identification of the risk, cover and its exclusions or limitations, insured property and location, scope and period of cover. Article 10 ties the pre-contractual disclosure duty to the insurer’s questionnaire, subject to its stated exceptions. This does not establish that every capsule home is eligible for a standard policy.
Map the purchase in four stages
Prepare a timeline: dispatch and transport, unloading and placement, the wait before use, and intended occupation. Identify who commissions each job and which document is said to cover it. This is an editorial tool for finding unanswered questions, not a legal conclusion about each company’s liability.
Ask about your unit, not a generic house
Give the intermediary or insurer the information requested and an accurate description of the module, location and intended use. Tourist accommodation, an office and a home should not be presented as interchangeable. Ask for the sales response to be checked against the conditions actually issued.
Compare without invented premiums
Compare offers describing the same property, use and period. Ask about deductibles, limits, relevant exclusions and the claims procedure. Before a lifting operation, do not rely solely on a haulier saying it has insurance: ask which document covers that operation and to what extent. We recommend no insurer and confirm no particular cover.
A checklist to take to the conversation
| Stage | Question to record in writing |
|---|---|
| Transport | Which property and journey does the cover identify? |
| Unloading and lifting | Is this operation included, on what terms? |
| Waiting on site | What happens before the unit enters use? |
| Intended occupation | Does it match the use declared and accepted? |
