Moisture in a prefabricated home: questions to resolve before buying

A small home still needs to manage water and air. Showering, cooking and breathing create moisture; rain and ground conditions bring other requirements. A well-chosen prefabricated home should explain how each situation is handled.

Leaks and condensation are different

A leak involves water entering through part of the building. Condensation occurs when temperature and humidity conditions allow water vapour to become liquid. A stain alone does not identify the cause: diagnosis should precede a solution.

Request roof, joint, window-junction and floor-protection details. For condensation, ask about continuous insulation, thermal bridges and ventilation. These issues interact, but replacing a seal does not necessarily solve an indoor-air problem.

Ask how humid air leaves

Request a ventilation diagram, rather than just confirmation that windows open. Establish how air is extracted from bathrooms and kitchens, where replacement air comes from and how system components are cleaned or replaced.

If heat-recovery ventilation is offered, request its equipment specification and integration details. Not every home requires the same solution; the project should establish requirements for the intended use and applicable rules.

Information that helps later

Keep operation and maintenance instructions and establish whom to contact if moisture appears. Photographs of assemblies during manufacture may help future investigation. A comfortable home combines design, execution and use that respects its ventilation; none replaces the others.
