Industrialised and modular homes in Uruguay: 10 companies, systems and differences
Original CasasCápsula editorial illustration. It represents modular housing, not a listed company model or a documented project.

This selection brings together ten company offers for industrialised homes, modules and systems in Uruguay. It distinguishes locally manufactured housing, structural kits and imported units. The aim is to compare the contracted scope and remaining work before use; it is not a ranking of the largest factories or proof of performance or permits for every plot.

Editorial selection based on the linked official pages read on 19 October 2026. Supplier statements are identified as such; the purchasing questions are our analysis. This is not a ranking by sales, a factory audit or a paid placement.

Suppliers at a glance

Company Role described Start by asking
MINIMA+ Stated industrially manufactured modular system Which configuration are you buying and how would a later extension be documented?
IKREA Stated modular and industrialised construction Which technical specification and installation scope apply to the selected layout?
ForteHouse Stated partial factory manufacture Who completes excluded work and when is its cost added?
Mibremar Modulare Commercial offer of expandable units Where is it made, who imports it if applicable and what does site deployment include?
Uruframe Manufacture of structures, panels and kits What is included in the kit, and who handles enclosure, services, assembly and site supervision?
Fábrica de Casas / Bentancur Navarro Architecture and factory-produced transportable housing Request the module delivery condition and separate the cost and responsibility for foundations, access and crane work.
SIMPLE / SURMET + PRANA Modular system combining industrial production and architecture Does one entity coordinate every stage, and how are changes or extensions documented?
Next Viviendas Steel-frame design and construction with workshop production What is completed in the workshop, what happens on site and which items are actually included in turnkey delivery?
Mister Construcciones Mixed offer of local manufacture and imported units Identify the origin, manufacturer and importer of the chosen model and who handles deployment, connections and after-sales support.
Nebimol Industrial joinery and steel-frame modular construction Request a current specification and distinguish the structure, joinery, equipment and external work included in your project.

1. MINIMA+

MINIMA+ describes a design system using a modular grid and industrialised manufacture. It is an offer to assess through layout and future configuration; commercial predictability claims still need to be specified for the home and contract you request.

Our comparison question: Which configuration are you buying and how would a later extension be documented?

Official source reviewed · 19/10/2026

2. IKREA

IKREA presents housing and other uses with a structure described as galvanised steel assembled using bolts. Its website publishes layouts and examples; that information alone does not establish suitability for every installation.

Our comparison question: Which technical specification and installation scope apply to the selected layout?

Official source reviewed · 19/10/2026

3. ForteHouse

ForteHouse describes factory-made elements and a system incorporating timber components. Its electrical description excludes the main panel and wiring. This illustrates why reading the supply specification matters alongside the home’s appearance.

Our comparison question: Who completes excluded work and when is its cost added?

Official source reviewed · 19/10/2026

4. Mibremar Modulare

Mibremar Modulare presents models which, according to its website, travel folded and expand on site. We do not treat that description as proof of its own Uruguayan manufacturing: production origin and the contracting business need clarification.

Our comparison question: Where is it made, who imports it if applicable and what does site deployment include?

Official source reviewed · 19/10/2026

Expanded from four to ten options and sources reviewed on 21 October 2026. Activity descriptions are attributed to companies; buying questions are editorial analysis. The four original companies’ websites have been reread.

5. Uruframe

Publishes CNC manufacture of steel framing, SIP panels and kit-home designs. Its stated panel delivery helps distinguish structural supply from a complete home.

Our comparison question: What is included in the kit, and who handles enclosure, services, assembly and site supervision?

Official source reviewed · 21/10/2026

6. Fábrica de Casas / Bentancur Navarro

Identifies its origin in the Bentancur Navarro practice and describes homes completed in a factory, transported and craned into position. Practice and brand count as one option; photographs are not treated as a production audit.

Our comparison question: Request the module delivery condition and separate the cost and responsibility for foundations, access and crane work.

Official source reviewed · 21/10/2026

7. SIMPLE / SURMET + PRANA

SIMPLE links SURMET’s production experience with PRANA’s design work. It describes manufacture, site preparation, transport and assembly. This is one joint offer: its participants do not increase the directory count.

Our comparison question: Does one entity coordinate every stage, and how are changes or extensions documented?

Official source reviewed · 21/10/2026

8. Next Viviendas

Describes bespoke turnkey steel-frame prefab and modular homes, with workshop-produced projects. The commercial presentation provides a basis for a scope enquiry; it does not itself establish future project performance.

Our comparison question: What is completed in the workshop, what happens on site and which items are actually included in turnkey delivery?

Official source reviewed · 21/10/2026

9. Mister Construcciones

Distinguishes container homes made in Sauce from Chinese expandable units and other ranges, including capsules. We do not attribute Uruguayan manufacture to the entire catalogue or count product families as separate suppliers.

Our comparison question: Identify the origin, manufacturer and importer of the chosen model and who handles deployment, connections and after-sales support.

Official source reviewed · 21/10/2026

10. Nebimol

Describes industrial joinery and homes built in factory sections, transported and assembled at destination. Its website retains older references: confirm the current offer, schedule and terms rather than infer immediate availability.

Our comparison question: Request a current specification and distinguish the structure, joinery, equipment and external work included in your project.

Do not rank packages that finish at different stages by headline price

Our recommendation is to mark three milestones in each offer: leaving production, installation and handover of the usable home in accordance with the project. Assign responsibility beside each task. A panel package and an equipped unit cannot be interpreted as equivalent initial prices.

For expandable systems, request the exact transport and deployed configurations. For component systems, ask what is assembled at the destination. The discussion changes because the organisation of the work changes too.

A visit should inform the contract, not just your choice of finish

Prepare questions about joints, installations and available documentation. Distinguish a show home, a completed project and a production plant: each reveals different things. If a factory cannot be visited, do not treat photographs as independent verification.

Before assessing advertised finance, request a written offer showing currency, total amount, timetable, inclusions and exclusions. This selection does not verify credit terms or identify a final-cost winner.

Plan later phases in the first enquiry

If you want one unit now and expansion later, sketch the full programme even if construction is phased. Ask how the initial delivery relates to subsequent work rather than assuming modularity permits every extension. Feasibility must be assessed for the actual project.

Keep comparing

Factory or dealer: who is responsible? · Panels or volumetric modules: delivery scope

The English and Spanish editions contain the same selection and scope. No project-specific prices, certifications or delivery promises have been independently verified. Sponsorship, if introduced, must be identified separately.
