Mexico offers several routes to prefabricated housing: newly manufactured modules, timber homes, imported expandable units, capsules and worker accommodation. This selection brings together 14 businesses to help you distinguish those routes. Not all are factories or suppliers of complete family homes. Choose a shortlist around the product and service you need.
Official public pages opened and read on 24 October 2026. Product and business-role descriptions are attributed to the providers. The table is an editorial comparison, not a ranking or factory audit. Branches, ranges and linked brands do not add separate companies. No prices, certificates or returns are endorsed.
Who offers what, and what to ask
| Company | Declared role | Public offer | Question for your project |
|---|---|---|---|
| Modbox | Declared manufacturer | Its modular-home page separates additional equipment. | Separate the unit, kitchen, foundations and transport in the quotation. |
| Modulbox | Declared designer, manufacturer and installer | Presents modular solutions for different projects. | Request a residential scope and identify installation responsibility. |
| Cabin | Declared manufacturer and builder | Separates compact homes, trailers and other products. | Compare the actual fixed or mobile product required. |
| VMD Homes | Declared designer and manufacturer | Presents modules for homes, hotels and other uses. | Confirm configuration, enabling works and programme conditions. |
| LEGOX | Declared modular designer and supplier | Publishes housing with a steel structure and panels. | Clarify finishes, assembly and handover in writing. |
| Dōmad Hometainers | Modular-home designer/supplier | Organises its offer into hometainer ranges. | Identify the system, version and equipment; the name alone does not establish autonomy. |
| Nuhmu | Declared workshop manufacturer | Distinguishes Glamper, Livo and Noma for different uses. | Specify the quoted family and installation method. |
| Crece Modular | Declared importer | The business explicitly identifies itself as an importer. | Ask about product origin, contract and local responsibility. |
| AVITA MX | Declared distributor and installer | Separates expandable homes and capsules, and operational versus future markets. | Confirm actual coverage; a future market is not an operating service area. |
| COMMOSA | Declared modular manufacturer | Includes sleeping units and other modules for camps and businesses. | Distinguish shared worker accommodation from a complete family home. |
| Habitá+ | Housing supplier claiming workshop production | Publishes Tiny House, Familiar and Premium ranges. | Confirm quotation scope, foundations and the contracting entity. |
| EcoHouse / Bruner | Supplier/integrator; own manufacturing not established | Offers different configurations and equipment packages. | Separate supply, assembly and freight; identify the actual manufacturer. |
| Homes 2 Go | Stated design and manufacture; Mexicali base | Homes, rooms and multi-module developments. | Its FAQ distinguishes general exclusions from local delivery and installation in Mexicali; obtain written destination-specific scope. |
| 2Happy House / ToHappyHouse | Stated own production in Querétaro | Modular homes with model-dependent equipment. | The FAQ excludes shipping and installation from price; ask who contracts handling and local assembly. |
Build a shortlist by project, rather than by appearance
For everyday housing, begin with a residential proposal and the required local design and approval work. For guest accommodation, compare room configuration and operating requirements. For worker camps, assess the complete accommodation brief, not just the sleeping module. The table deliberately identifies these differences instead of treating every modular product as the same home.
Manufacturing, importing and installing are different responsibilities. An importer may provide valuable local coordination without owning a factory. Ask the same question of every option: who supplies the product, who prepares the site, who installs it and who handles issues afterwards? Get those answers into the quotation.
Distance and coverage can change your shortlist
Send the actual municipality and access conditions before comparing delivery. AVITA MX, for example, distinguishes markets it currently serves from those still being prepared. We do not treat its future markets as present coverage. Likewise, a provider’s national-delivery statement needs a project-specific quotation.
Use the same area, intended use, equipment and completion scope for all candidates. This is more useful than calling every advertised amount a turnkey price. Keep an unknown cost marked as pending until the supplier provides it.
Production location changes the discussion
A Sonora-based manufacturer can be worth considering, but nationwide delivery alone does not resolve the final access route, manoeuvring or unloading. Send the actual location and request a separate or explicitly included logistics quote. A distant factory is not necessarily worse; its offer needs clear boundaries and coordination responsibilities.
A tiny house is not automatically a road-going trailer
Small size, cabin appearance and factory assembly describe different things. Cabin’s website, for example, distinguishes products and lists a trailer range. Request the exact product specification: a fixed-home offer does not answer the questions of a buyer seeking road transport. Wheels in a photograph do not establish road documentation or installation conditions.
Finding an affordable home without mixing categories
Define area and finish level first. Request currency, taxes, delivery, installation and exclusions. Offers positioned as premium should not be labelled here as the cheapest. For tourism rentals, also compare maintenance requirements and after-sales coverage for your area; do not infer profitability from a marketing statement about income.
The brief I would send each candidate
- Country, municipality and actual project location; plot status and access.
- Use, area and unit count, using the same brief for all suppliers.
- Delivery scope: design, production, transport, assembly, services and finishes.
- Dated price, currency, taxes, exclusions and responsible parties.
- System documents and after-sales coverage for the proposed location.
Which option is cheapest?
This research cannot rank final costs. Comparable project-specific quotations are still needed. A structural package, kit and finished home cannot be compared by advertised amount alone. The useful next step is to request quotes with the same scope rather than turn incomplete commercial information into a price ranking.

How to compare replies from housing suppliers in Mexico
Editorial update: 29 October 2026. Send every company the same brief before comparing amounts. This matrix is CasasCápsula’s purchasing tool, not verified supplier performance.
| Item | Written answer needed | If missing |
|---|---|---|
| Unit | Model, drawing revision, indoor area and equipment inventory. | Do not compare only the price per square metre. |
| Delivery | Municipality served, transport, unloading and responsibility for each stage. | Mark logistics as pending, not included. |
| Local works | Supports, connections, finishes and separately contracted tasks. | Obtain a local proposal before fixing the total budget. |
| After-sales | Responsible entity, support channel and destination-specific terms. | Do not confuse a factory warranty with assistance at your plot. |
Capsule, expandable home or residential module?
AVITA MX publicly distinguishes expandable modular homes from its Signature capsules, and currently served destinations from announced future markets. Identify the product and location in your initial enquiry instead of simply requesting a modular home. Official source reviewed on 29 October 2026; confirm terms and availability for the actual order.
Missing information in your comparison? Tell us the location and type of home you are considering. We will not share your details with manufacturers without your permission.
