Before ranking mortgage offers by interest rate, check whether the lender considers the type of home you want to build. A product named “self-build mortgage” does not guarantee that it includes a prefabricated or modular home.
A specific example: BBVA’s product
On the official page read on 17 October 2026, BBVA states that its self-build mortgage is not granted for constructing prefabricated or modular properties. This is a condition of that product and lender, not a market-wide prohibition or a decision on your creditworthiness.
This matters because a generic self-build guide may explain a process without confirming acceptance of a particular system. Always check the current terms of the specific product.
Separate three conversations
| Conversation | What to establish |
|---|---|
| Acceptance of the system | Whether the lender considers that construction and transaction |
| Project and applicant assessment | Required documents and evaluation |
| Funding timetable | When money could be released and under which conditions |
The table is an editorial suggestion for organising an enquiry. An initial commercial response is not loan approval. We publish no rates, lending percentages or list of supposedly guaranteed lenders here.
The question worth sending
Describe the country and municipality, land, intended use, construction system and whether you are purchasing a completed home or commissioning construction. Attach enough technical description to prevent an answer about a different situation. Request the lender’s documentation checklist.
Retain the reply, its date and the product it concerns. If the model or contract changes, check whether the initial assessment still applies.
Bank and factory payment schedules need to fit
BBVA explains that drawdowns under its self-build product follow construction progress and require its approval. This does not make an excluded prefab eligible for that same product. It does illustrate why assuming that a loan releases its entire amount at the start is unwise.
Prepare a sheet matching the supplier’s required payments to the prospective lender’s conditions. Flag any advance without confirmed funding. Before committing money, review that mismatch with the lender and an appropriate adviser.
Read reservations and payments and the complete project cost. Tell us which financing question you need explained (Spanish form) or receive new guides.
