A used capsule home may let you visit the exact unit for sale rather than only a showroom. That is an information advantage, but it does not prove the purchase will cost less after repairs, relocation and installation. Before comparing its price with a new home, build a file for that specific unit.
What is being sold, and who can sell it?
Ask for the seller’s identity and documents clarifying their relationship to what is offered. Request the manufacturer, model, year and available identifiers. Distinguish the sale of the module from any rights over the land. If the listing combines them, have the transaction’s scope reviewed before valuing it as just a transportable product.
Our editorial suggestion is to open a folder containing current photographs, an inventory and the documents supplied. Label unknowns: “year not evidenced” or “model awaiting confirmation” is more useful than repeating a listing estimate as fact.
Reconstruct the alterations
Ask whether windows, layout, equipment, roof, cladding or supports have changed. Request dates, invoices and available technical documentation. Check that drawings describe the current condition: the original catalogue may cease to be a sufficient reference after alterations.
For buildings to which it applies, article 7 of Spain’s Building Act provides for completed-work documentation, participating parties and use and maintenance instructions within the Building Book. We do not claim every used module must have an identical file: a professional must determine its legal treatment and required documentation.
An inspection with a defined purpose
Commission an independent review with a scope agreed in writing. Suggest separating visible condition, service tests that can be performed and items that could not be checked. Ask for necessary repairs and questions requiring manufacturer information to be identified. A visit without access to certain parts should not be presented as a complete verification.
Do not hide a fault behind a discount figure. Obtain a repair quotation and confirm whether replacement components or equipment are available. Maintenance history helps formulate questions but does not replace inspection of the unit as it stands.
Two scenarios that should not be confused
| Purchase | Additional question |
|---|---|
| The unit stays in place | Which rights, permissions and use conditions are actually transferred? |
| The unit moves to another plot | Who validates relocation and feasibility at the new site? |
An existing authorisation, if any, should not be assumed valid for another plot. Nor do we assume a commercial warranty transfers: request its terms and review the specific transaction. Private sales and purchases from businesses should not be treated as identical contracts.
Finally compare acquisition cost plus the documented work your project needs, without inventing an annual depreciation rate. A good price is one you understand through clear scope, not the largest percentage reduction against a catalogue that may describe a different home. The legal reference here concerns Spain, as in the Spanish version.
