A tiny house is primarily defined by its small scale. It can be a compact dwelling fixed to the land or a transportable structure. Having wheels does not, by itself, resolve planning questions or establish that the unit can be used as a permanent home.
Can it really be moved?
Check weight, width, height, trailer documentation and road transport conditions. The ability to move a unit does not equal permission to leave it on a plot indefinitely.
Use and location
Before buying, ask the local authority in writing which use is permitted on the particular site. Check requirements for occupation, utilities, wastewater, fire safety and energy performance with a qualified local professional. The answer depends on the jurisdiction and on how the home is installed and used.
To compare prices, include the trailer or foundations, transport, insurance, maintenance, connections and administrative costs. Avoid choosing solely from a photograph or an advertised figure without a breakdown.
