Calling a home “prefabricated” does not automatically exempt it from permits. The classification of the land, the municipality, intended use, utility connections and the installation itself all matter. Check planning feasibility before paying a deposit or importing a unit.
An example from the Valencian Community
The consolidated Valencian planning legislation includes the placement of prefabricated homes and similar installations among activities requiring a licence, whether temporary or permanent. Other Spanish regions have their own rules, and municipal plans impose additional conditions.
Gather the cadastral reference, land classification and proposed use. Ask the local authority in writing and consult a qualified local professional. We support clearer rules for safe compact housing, but cannot claim that such homes may currently be placed on any plot.
Prepare an enquiry about your specific project
To avoid overly general answers, we suggest gathering a description of what you want to install and how it will be used. Distinguish what you already know about the plot from what remains to be checked. This list helps organise the conversation with the designer and authority; it does not replace official documents they request.
| Question | What to bring |
|---|---|
| Where? | Property identification and a location drawing |
| For what? | Proposed use, occupancy and duration |
| How? | Unit drawing, supports, access and proposed connections |
Ask for the response to identify unresolved conditions. Keep its date and scope: an enquiry about storage does not necessarily answer a housing or tourism proposal.
Investigate the plot in stages
