Two homes with the same floor area can reach a plot differently. One may travel as a single unit; another arrives in modules joined on site. The choice affects more than the number of trucks.

Start with the plot and route

A large unit concentrates completed factory work but requires a feasible transport and placement solution. Splitting the home can change load dimensions and assembly arrangements. It does not automatically make access easier or cheaper.

Have both options assessed against the same site conditions. Comparing factory price and floor area alone excludes operations that may explain a significant difference.

Ask about the junctions

For several modules, establish how structure, weather protection, insulation and service continuity are resolved. Request junction drawings and a list of work left for the local team.

Distinguish factory completion from site finishing. Cladding, seals and tests may have different responsible parties. A modular home is not a collection of interchangeable pieces requiring no coordination.

Compare complete projects

Request assembly scope, equipment, checks and responsibilities. Assess the finished layout too: dividing for transport convenience should not produce a poor floor plan.

Modular construction supports different configurations. The best option resolves manufacture, access, assembly and use together. Neither format wins for every home and plot.
