Two capsule homes can look almost identical in a photograph and offer different performance. A specification helps distinguish them, provided it describes the model and configuration you would actually buy.
Organise the information into four groups
Start with dimensions: usable floor area, built area, external measurements and internal height. Next, the envelope: wall, roof and floor build-ups, insulation, windows and junctions. Third, services: ventilation, heating and cooling, electricity, water and drainage. Finally, delivery: weight, lifting points, supports, connections and maintenance.
Do not compare an isolated number without understanding how it was obtained. Wall thickness alone does not describe insulation performance. Double glazing is not enough information either: request performance for the complete window, including its frame, and have a professional assess suitability for the destination.
Turn every promise into an answer
If an offer says “efficient”, ask which documents allow that claim to be checked. If it says “equipped”, request the included equipment list. If a certificate appears, ask for its scope, issuer, validity and reference to the specific product. Certification of one component does not establish every property of the home.
Use one column per supplier and one row per item. Record “not provided” where information is missing; silence is neither a zero nor an advantage. This makes follow-up questions clearer without automatically rejecting a supplier.
Before deciding
Give the shortlisted specifications to the professional assessing your project. The aim is to establish whether home, plot, climate and intended use fit together. Keep the accepted specification with the quotation so later comparisons do not quietly switch configurations.
