“Lower carbon” is a comparison that needs clear boundaries. A manufacturer supplying useful data to developers should explain what was measured, which inventory was used and what alternative was compared. Floor area or assessment period can change the conclusion.
Compare equivalent functions
Our editorial proposal begins with area, performance, study period and use scenario. Comparisons should preserve these conditions or explain differences. Comparing a 28 m² home’s total with a much larger conventional dwelling does not alone establish a proportional advantage per square metre.
RICS provides a methodology for whole-life carbon assessment. That perspective helps manufacturers organise materials, production, transport, use and end-of-life inputs. Results need stated boundaries; multiplying weights by unidentified generic factors is insufficient.
Demountable does not mean reused
We suggest separating technical disassembly potential from actual reuse scenarios. Component identification, access to joints, damage, storage and second-life demand affect what can be recovered. Documents should state end-of-life assumptions and avoid portraying favourable scenarios as events that have already happened.
A useful environmental handover
- Material and supplier inventory.
- Environmental data with revision and scope.
- Transport distances and scenarios.
- Expected maintenance and replacements.
- Stage-by-stage results and sensitivity analysis.
An internal calculation, a verified environmental declaration and product certification are different documents. Commercial wording should identify what exists. Do not link estimated carbon reductions to grants or tax benefits without checking the specific programme.
