Modular manufacturing is also used in large urban buildings. New York’s citizenM Bowery shows how prefabricated guestrooms can combine with structure and common spaces built using other systems.

What the contractor documents

Turner describes 210 modular units containing 300 guestrooms across 15 accommodation floors. Its profile also identifies a concrete base, concrete core and upper steel structure. This is a hybrid solution, not a building made solely from independent boxes.

The contractor explains that guestroom modules were shipped completed and fitted out, highlighting coordination of architectural and services connections in corridors.

The value lies in interface coordination

For manufacturers, the useful lesson is the module-to-building relationship. A repeatable product needs planned connections, tolerances and an installation sequence compatible with its destination structure. The project does not end at the factory gate.

For hotel developers, the commercial question is which parts can be standardised and which need a site-specific response. Repeated guestrooms can coexist with distinctive communal spaces.

Before procurement

The room count demonstrates delivery scale. It does not itself establish returns or cost savings for another hotel. This is an industrialised-construction reference, not an individual capsule-home product.
