A capsule home is finished in Spain: can you move in straight away?

The capsule home has arrived, assembly looks complete and the supplier hands over the keys. Does that mean you can move in? Before setting the date, separate three issues: accepting the contracted work, documenting completion and satisfying the applicable procedure for occupying it as a home.

This guide concerns the final stage of a project in Spain. It does not establish whether a plot permits housing or declare a catalogue model habitable. For the site and authorisation of works, start with the linked permit guide.

Keep three calendar items separate

As an organisational tool, create separate rows for delivery and reception, completion documentation, and occupation or use. Ask the project team to identify the document or action corresponding to each row and who is responsible.

Spain’s Building Regulation Act, the LOE, addresses reception of works in article 6 and completed-building documentation in article 7, for projects within its scope. Receiving keys should not be treated as an answer about every procedure involved.

A specific example: the València procedure

València’s municipal website publishes a first-occupation responsible-declaration procedure concerning conformity with the project and authorising title, and conditions for use. The documents it lists include the reception record and the final works and installations certificate.

This example has a clear boundary: it is one municipality’s information, not a template automatically applicable throughout Spain. For your plot, ask the council and professional to identify the relevant route and current documents. Do not assume submitting any statement corrects a pre-existing incompatibility.

Build a dependency-based schedule

QuestionWhat to identify
What has been completed? The unit and external works included in the project
Who checks the result?Professionals and documents applicable to the case
Which procedure remains?Municipal process and outstanding requirements
What supplies are planned?Documented connection and contracting position
When is everything reviewed?A checkpoint before organising the move

This table is an original coordination tool. It does not establish an administrative deadline, confirm utility availability or authorise occupation.

The truck’s arrival is not necessarily your move-in date

Consider an organisational example: manufacture is complete, but some site work remains to be documented. If the programme contains only “delivery”, nobody can see what still needs closing out. Add responsibilities and dependencies before booking furniture transport or leaving another home.

Ask what milestone a supplier means by “ready to live in”. Is the promise about internal equipment, assembly or a completed project with its procedures? Request a written scope consistent with the work undertaken by local professionals.

A tourist capsule needs a separate discussion

If the intended use is paid accommodation, describe it from the outset. This guide does not establish that resolving residential occupation completes the requirements of a tourism business. Identify the checks for each use with the responsible parties without merging their documents or timetables.

The useful question before moving is specific: “What remains outstanding in our file, who resolves it and how will we check it has been resolved?” An answer grounded in the municipality is more helpful than a generic promise of speed.
