Who signs off your industrialised home? Design, works and execution differ

Four distinct professional functions in Spanish building projects.
Original CasasCápsula editorial diagram.

A catalogue identifies an industrialised home’s manufacturer, but may not explain which professionals take part in the project for the plot. For works covered by Spain’s Building Regulation Act, or LOE, distinguish the legally defined participants from commercial names for service packages.

Four functions to distinguish

The LOE distinguishes the designer, who prepares the design; the contractor, who contractually undertakes execution; the works director, who directs development of the works; and the execution director, who directs material execution and controls construction. Distinct functions do not necessarily mean four separate companies. Applicability and professional qualifications require project-specific review.

A practical way to read the quotation

Do not stop at… Also ask…
“Design included” Who prepares it, what is covered and which version is delivered?
“Assembly included” Which works are contracted and who executes them?
“Direction included” Which professional function and scope have been appointed?
“Ready to use” Which documents and procedures remain outstanding?

These questions are an editorial tool, not an allocation of liability to a company we have not assessed.

The module and plot need to speak the same language

When preparing an enquiry, provide a shared file with the selected model’s drawing and known site conditions. Ask who receives factory changes and who checks their fit with the project. If someone moves between commercial and technical discussions, identify their role in each.

For example, a changed connection position should reach those who need it for their work. Our organisational suggestion is to record revision, date and recipients. We are not stating that any particular change is acceptable: that requires the relevant technical and administrative assessment.

What you should be able to find at completion

Article 7 of the LOE addresses completed-works documentation, participant identification and use and maintenance instructions within the Building Book delivered to final users. The responsible team should review the documents required for your case.

Ask from the beginning who will collect each deliverable. Keep a list of contacts showing functions and scope, not just telephone numbers. This is especially useful when industrial supply, site works and approval services are contracted separately.

Continue with ground and foundation coordination, home handover and permissions. Tell us which part of your project lacks a clear responsible party (Spanish form) or receive upcoming guides.
