Wheels on a tiny house do not mean you can hitch it to your car and drive away. Before deciding how to move it in Spain, gather the towing vehicle’s technical record and the trailer documents. This guide concerns a combination documented as such, not approval of any module fitted with wheels.

For licence entitlement, check maximum authorised masses

For combinations with a trailer above 750 kg maximum authorised mass (MAM; MMA in Spanish), B is sufficient up to 3,500 kg combined MAM. Above 3,500 and up to 4,250 kg, B96 authorisation is required. B+E permits a category-B towing vehicle and trailer up to 3,500 kg MAM, subject to technical conditions. B+E does not automatically authorise a heavier trailer.

Your licence does not increase your car’s capacity

The DGT says to check the maximum towable mass in the vehicle’s technical record. As an editorial checklist, add the towbar documentation and identification of the actual trailer being delivered. Do not treat a tiny house’s advertised empty weight as automatically equivalent to its MAM or the combination’s MAM.

A reading example, not an authorisation

Imagine a towing vehicle with 2,600 kg MAM and a trailer with 1,400 kg MAM. Their sum is 4,000 kg: for the licence aspect, this falls within the B96 band. This is a hypothetical arithmetic example, not confirmation that those vehicles are compatible or that a particular tiny house can travel that way.

Before paying for a move

Request the documents from the seller and consult a transport professional if the situation is unclear. The comparison should include masses, dimensions and journey conditions, not only the driver’s licence. Road entitlement and permission to install a home on a plot are separate matters. If the tiny house travels as cargo on another vehicle, assess that transport rather than applying this table as though the house were itself the trailer.

A checklist to take to the conversation

Trailer above 750 kg MAM Licence reference, not a substitute for technical checks
Combination up to 3,500 kg MAM B
Combination above 3,500 and up to 4,250 kg MAM B with B96 authorisation
Category-B tractor + trailer up to 3,500 kg MAM B+E within its conditions
