Housing workers on a large industrial project requires thinking beyond the bedroom. Jansen Discovery Lodge, associated with BHP's Jansen potash project in Canada, illustrates that distinction.
Capacity for 2,586 workers
ATCO publishes permanent-accommodation capacity for 2,586 workers. Capacity is not a census of current residents or an annual occupancy rate.
Its profile identifies design, manufacture and installation by ATCO Structures and operation by Wicehtowak Frontec Services, a majority Indigenous-owned joint venture. This is modular workforce housing, not a neighbourhood of independent capsule homes.
Accommodation within the project plan
Our analysis is that a work stay needs rest, privacy and routines outside shifts. Planning accommodation early allows those needs to inform layout and service decisions.
We do not attribute reduced absenteeism or increased productivity to the building without an additional evaluation.
Questions for a factory or construction project
Even at a smaller scale, a company can start by asking how many people need accommodation, for how long and under what shift pattern.
Then compare rooms, shared spaces, maintenance and transport. Maximum capacity is not a substitute for a demand calendar or phased-use plan.
Numbers required before procurement
A site-specific study should separate buildings, infrastructure, management and eventual removal or adaptation. It should compare existing accommodation alternatives on an equivalent service basis.
Jansen demonstrates modular accommodation planned for thousands of workers in a named project. The reviewed source does not allow its costs or outcomes to be transferred to another site. It offers a framework for better questions rather than a universal budget.
